The Design Development Phase starts to define the systems needed to allow the architecture to function. Engineering Consultants working with our office and design concept will be hired to determine the type of structural (foundation and structure that will hold up the building), mechanical system (that will heat and cool the building ), and electrical system ( that will power the building ). Given today’s emphasis on sustainability, each system selected should be conscious of the environment in terms of materials selected and operation costs to sustain the building. Once again, a third construction estimate is taken after the completion of this phase to assure that we are on budget or we need to cut back on the aspects of the project.
